Leasing

• Initial meeting and consultation, including complimentary rental assessment

• Online advertising via wpmnorthwest.com, Zillow, Craigslist, Windermere.com, NWMLS, and subsidiary websites

• Showing of the property by a professional leasing agent

• Negotiating and drafting all lease documents

• Collection of first month's rent and security deposit

• Move-in condition report complete with photographs of the property

• Complete accounting and full documentation of transaction

• Thorough screening of prospective tenants completed by a professional screening company at tenant's expense including:

 Full credit & criminal screening including civil judgments, liens and collections

Income and employment verification

Past rental/home ownership references, evictions


LEASE-ONLY FEES

The fees for leasing services are the equivalent of the first month's rent.


 

Management

• Leasing of the property as outlined above

• Rent collection and enforcement of lease terms

• Direct debit for tenant rent payments

• 24-hour emergency on-call service

• Direct deposit to owner's account

• Complete vendor management and monthly bill-paying

• Licensed, insured and pre-screened vendors

• Monthly income/expense statements and year-end tax information

• Twice-yearly periodic condition reports

• Thorough move-out condition reports with photographs of the property

• Settlement of security deposit

• Consultation on all Landlord Tenant laws


FULL- MANAGEMENT FEES

The fees for full-management are the equivalent of the first month's rent for leasing, plus 10% of the monthly rent for management services.
